I did it for $200 less than a replacement Hi Eff, 50gal (40,000 BTU) HW tank Plus (thanks to PEX) I could put it in a much better location freeing up a huge closet that stored a 50gal tank that just sat there & 'cooked' itself to maintain temp.

Don't worry about "momentum" as a necessary element; that's just something you have made up in your head.

From there I decided to branch out and actually opened a wine and liquor store and placed it in one of the commercial units.

I have an 800sqft storage area with that one that I love having to store extra appliances, materials, paint, etc.

Initial assessment on that: it doesn’t seem to be the current tenants but the overgrown landscaping and poor lighting that welcomes the trouble element.

This kind of information will tell you if doing another commercial building next store is better than switching to residential rentals or looking in a nearby area.

Both are good signs.Character elements like old wood floors, molding and some original fixtures increase the value to you in the long run.
