Look up your state laws, but typically in SFH there are less restrictions in who you pick BUT you usually can't advertise to specific groups of people...age, gender etc.

Also, call people that post signs that say "We Buy Houses" and put your own signs around town advertising your property.Before you do any of this make sure your municipality allows wholesaling, then make sure you have the contract on the property before you start advertising/finding buyers.
