@Rafal Soltysekyes LV is expensive but ARVs are higher.in the midwest you can have the privilege of buying a house for 25K, fixing it up for 80K, and having it be worth... 100K.the cash flow just is NOT there anymore on a vanilla LTR with conventional financing.you would need some kind of creative strategy or competitive advantage. 

They are making it happen in the market and can truly provide great insight into market fundamentals and strategies that work in the markets you are focusing on. 

Otherwise I think LTR's are ALWAYS a great strategy if you're into it for the long term equity potential.

I had just come across a section 8 strategy video on youtube of a very well-known and successful investor who actually recommended not using multi-family properties as housing for targeting individuals with section 8 vouchers for various reasons...and now I'm afraid!!!

My strategy is mainly ground-up construction because that's where I have the most experience as a construction project manager. 

A common strategy here is to access the equity through a cash-out refinance or selling.
