Most areas that aren't A or B neighborhoods do not support new construction without some outside subsidy funding.

Those might make good rentals...but also there can be extra costs...see if they are in PIDs/PUDs or MUDs that add significant cost to the monthly payment...maybe $100-$200 extra a month.Also $2500 sounds high on rent to me for 1800sqft....I would think more like around $2000/month, but haven't looked in that area lately.I do like Forney....one issue is I don't think there are good demand drivers there. 

I would appreciate if experts here could review and advise whether it’s a good deal based on the numbers I plugged in for CoC.

One unit is rented by smokers (they use common laundry area), and the other unit recently became vacant. 

If you do get a second set, make them yours, and assign the tenants each alternating days to the other. 

Is anyone else hearing about these new developments or being affected by them?

I wasnt even there.My insurance company took all the info and will take it from there but it looks like he may be able to get medical expenses.They said that if it was a single family he probably wouldnt get anything but because its considered commercial then he might be able to get paid.
