I know this may be simplistic but are there more effective ways of finding land deals than D4D and direct mail. 

These listing agreements allow the seller to sell directly with no commission due. 

i've searched the forums and maybe i missed it, but don't see anything speaking directly to this point. 

If anyone could steer us in the right direction to someone that has knowledge in the area that may be of help that would be greatly appreciated. 

Rent income can be directly deposited into our account electronically or received by us (or a designee) via our P.O.Box and deposited into our account.

Or go to the law library and ask the librarian to point you in the direction of the law books and how to use westlaw and help you do "legal research" for the "plentiful law that exists".

When it comes to utilities if you can not have them in the tenants name paying directly you are better off just raising the rent, plus some, to cover any anticipated costs and look into properly dividing the utilities with their own meters.
