@Justin McElroy there are a lot of rental opportunities in burbs in Philly in Delaware County (which is a county in PA, I know it is confusing), Montgomery, and the less expensive parts of Bucks.

August sales were down 6.6% compared to last August while prices continued to greatly exceed 2017 prices and were up 13.5% ($25,000) over last August and are now up 9.7% for the year.Let me know if you want to see any other county that covered by Bright MLS (berks, bucks, burlington, camden, chester, cumberland, delaware, gloucester, kent, mercer, montgomery, new castle, salem, schuykill)

Transfer tax in most of Delaware county is 1% buyer 1% seller, in places like Philly and Delaware it can be above 2% buyer and 2% seller.
