The audacity of them having some health issue, how dare they?!

So unless my math is way off here or their %s are off:Income:$60K/yr - 35% = $39K/yr or $3250/mo------Expenses:Mortgage (~$1400/mo @ 300K)Taxes ($333/mo, say $4K/yr)HOA ($850'ish/mo)HO-6 ($50'ish/mo)Misc (health club, phone in room, electric, $150'ish/mo avg)Repairs ($100/mo) = $2833/mo------Not the best investment (not even close to the 2% rule) but frankly it doesn't look like even close to the worst either.

Its a health issue and you can be putting yourself at large legal risk specially when using public forums that can be used in court by any smart attorney that has the resources to find.

My employer (small business) doesn't offer health insurance, has limited vacation time, and isn't very flexibly on salary increases.

So we gradually transitioned them and they either moved out or stayed with the new rules.Your local health department might have smoking cessation materials available that you could give to tenants who smoke.

I am a property manager/ maintenence contractor for my family's 40 units and 12 other units, work as an Admin assistant for our Home Health care company and have my own Product design startup company.

She demanded we have the unit serviced, clean the ducts, have the electrical panel checked...We finally told her we'd do all of that for her, if their was something wrong with it, we'd pay for all the diagnosis costs and fix any problems, however if the techs gave it a clean bill of health she would be responsible for all of the diagnosis costs.

This sound crazy, I personally wouldn't use the animal hoarding as a part of my evidence unless it they are in default of your lease, because my understanding of hoarding is linked to a mental health issues which may be under the Fair Housing Act protected class regarding disabilities, I would probably just stick with the non payment of rent.
