Ive been searching for examples like this on how to structure buy and hold, add value, exit 1 year brrrr type deals.

I have worked at the Newport News shipyard for over 11 years working on amazing naval ships and as enjoyable and interesting as a job that this is, I haven't been able to create financial freedom that I desire from just working here.

@Ericka Grant,We had a similar situation, young girl LOVED the place, signed contract, paid deposit.. then the day after the lease started, she told us her dad did a search, and said there were too many sex offenders nearby, and she wouldn't move in because she was afraid now (she saw it twice in person, no concerns).    

I was told by a friend ( who's NOT in RE) that it is necessary, ergo he referred me to Ray Reynolds "the godfather of credit"; however, I am skeptical about the whole business credit thing and putting down 10% for a desired line of credit with-in 60 days. 

I have no desire to get out of the game by selling. 

You gotta search around.

Understood there is a risk but I think that’s what made me a desirable offer to begin with.

They build good will by paying their rent on time.Tenants have no desire to ever see or hear from their landlord.

Search on google and give some people a call. 

Just don't go buying in the rural parts of the state and you'll be fine.If anything, higher average income paired with increasing desire to rent is a recipe for a successful buy and hold.Taxes will be paid for by the remnant rent.
