I’m in the state of Georgia and I have my license in view.

I am gearing up to rent the place out and wanted to get myself informed and setup.Conduct open houses and viewings when the property becomes available.- Ask interested tenants to submit application fees.

The first one is trying to negotiate 1 month free rent while the 2nd one wants to sign already with no demands.The second one came in for viewing and the only thing is was curious about was the Electrical Board(Calculating the amps to make sure it was not 60 Amps and that it is 100Amps).

It sounds like if I view 3 or so houses next weekend, putting an offer in on all 3 (Assuming they look as good in person as they do on the MLS) doesn't sound like a bad idea.

I view them as a credit card secured by your house. 

Otherwise, many view Boston's market as a safe haven for their money, hence the low cap rates as noted by @Jarrod Kohl. 

I am currently renting a house in Memphis and Advantage Property Management from a tenants point of view is horrible.I feel bad for the owner of the property I rent. 

Roy I have a property just like you describe - SFH that’s been converted into a “Duplex”.

I went and viewed the property yesterday which has every plus you could imagine.
