In my case, most of my close friends are what I would instead call middle-class to upper-middle class.They work well-paid jobs (mostly in the tech industry) and make very respectable salaries, but...that income is in all these people's cases frittered away on paying for the upkeep of an expensive home in an expensive neighborhood, multiple late-model cars, and bad investments (most typically actively-managed target-end-date pension funds with high expense ratios).I have three millionaire friends and family from this pool of friends, all people who made their money investing in small businesses.

Beyond the internet research I perform, I want to begin speaking with local property managers, real estate agents, contractors, etc. to get some expert advice on neighborhoods and market trends.Being the socially awkward individual I am, I am having a hard time imagining why these people would give me the time of day.Has it been everyone's experience that when you call a property manager on top of the google page with a bunch of questions, they spend the time with you to earn your potential business?

@Abe Alam Yes if you can get each seller to agree to the same close date and get all the ducks in a row then should be able to close on both at the same time, but it would likely be two different closings.

I stumbled across an internet service called Logyourmessage that proports the emails sent through their service use date and time stamp logs for when or if the message is read or ignored and are as good as receipts for certified letters sent through the USPS if you need to go to court for eviction or for a judgement for arrears.

If so, you should invest that into the other asset at the same low 30-year fixed interest rate and determine what to do with your 7/1 ARM at a later date (refinance or sell).
