It takes the edge off of trying to use the money/forcing a deal since I am not paying interest on it until I draw it.But there are a couple of different variables in your situation, you will technically have to pay another set of "closing costs" when you pay off your home, whoever gives you the heloc will have to appraise, underwrite, etc. 

A couple things come to my mind:Seems to me that an empty pool is just as much a liability as a fully operating pool. 

However, we also do limited inspections as the seasons change to attend to certain maintenance needs.

I attend a regular real estate Meetup groups and have connected with someone that is a Property Manager and she thinks it is one of the good ways to start in the business if I plan on owning my own properties.

@Wendy Carpenter I have a couple of loans that require some type of quarterly reporting like that. i would not sweat it too much.

He got a great deal and then a couple years ago bought a second 4 plex the same way.

Go back to your REIA you now have direction and find someone/ a couple of people that is doing that strategy and add value to them (I don't care how heck offer to clean their job site for free). 

I have gotten a couple of bids that are in the near $550/square foot which seems really high.
