If (when) things change, if the value of your property drops because cap rates have increased, as long as it continues to cash flow and your debt isn't coming due then who cares?

@Patrick Britton I've heard of landlords installing cameras in common areas such as hallways or coin operated laundry rooms.

Remember, though, that 3 units will be valued based on comps, not the net operating income, so you won't necessarily have a more valuable property just because you spend money on it.
