Does it benefit you to find a "compatible" Realtor to handle the sometimes time consuming tasks to get a transaction done, or you spend time doing it yourself with your own license?

Hi John - from what you described, it sounds like you've done your basic homework on real estate (i.e. you understand the BRRRR process, converting spaces to maximize profit, etc.) so I would dive into books that focus on helping you get goal clarity and develop an action plan moving forward.

@Clint Shelley is correct--you'd be looking at an ejectment action, similar to a foreclosure (at least that's what they call it in PA). 

Hopefully I’ll look back on this one day as the time I got shocked into action.  

Knowledge doesn't get you things though, action and help does.

But, you really should talk to a tax professional about your proper course of action.
