HVAC is mostly in (moving to the attic so still need to add the registers), most of the drywall repairs are in, vines have been cleared off, the water heater has been moved to the attic.....about to start painting.

All new windows, plumbing, electrical, roof, water heater, etc.A turn key operators definition of "fully rehabbed" or "newly renovated" tends to be slap some cheap carpet and paint and update a few fixtures and one mechanical item.

The estimate did include:Exterior:- New trim around windows- Repair of one window (glass was cracked, looked like a baseball strike)- Deck repair (there are two decks, one off the master suite and one larger deck off the dining room.... both need minimum of power wash and paint)- ~$1,500 in lawn care, shrub trimming, tree trimming (it was pretty bad but would look amazing with some care) (this was my estimate outside of the GC estimate)Interior:- ~$3,500 for demo (my GC actually thought $6k but hires it out to 1-800-Got-Junk and recommended that I could find a less expensive option.

We're so excited to find that second one and have been patient enough for the price to have dropped over time to finally get it for what we want.Both front and back porch need to be redone, garage and home roof redone, outlets changed to three-prong from 2-prong and painting.
