To be fair they have done a very good job of managing their growth, building out their commercial areas, and having things to do there year round.  

All money would stay in the company for repairs, management, buying new properties, and paying taxes if necessary.

Unless you are living in the area where the rental is, managing it remotely is not a good idea. 

What do you want to manage and what area do you want to buy in?

A lot of vacation towns will have houses zoned for commercial use, which will most likely protect you from any regulation issues if they want to say its a commercial use since you will already have the zoning for it.

IMOHML also better be careful about calling a residential loan a commercial loan as well.
