Theoretically if the FED were to reduce rates in each of the next three quarters, we could see a .75-1.5% reduction in the FED FUNDS rate and correspondingly conventional mortgage rates in the 5%'s on a 30 year fixed and potentially a 4%'s handle on shorter duration (15-20 year) primary, AAA conforming borrower's. 

That is quarter million dollars generated before appreciation.

There are some cards (and I have them) that pay 5% cash back on rotating categories each quarter (but a lower percentage on other spending). 

They are the largest demographic segment we have (about a quarter of the population) and they are new to the real estate market, but their are tired of paying rent (the oldest millennials are now 38) and make 40% of our buyers.

If you take money out of the IRA Jan 2024, and you actually take it out making a taxable event, then you should be making an estimated tax payment 1st quarter. 

Even with two more bad quarters, most likely they have enough cash, liquidity of inventory, and credit lines to stay afloat.

I just signed a P&S for my first flip which is off of Plain Street, (single family colonial listed at $374,900, accepted offer above list price).

The lender allowed me to close before that using a DSCR loan, but I did take a quarter point hit for closing before owning the property 6 months.

We were told that there would be quarterly inspections of the property and that has not been done once in the 9ish months we have lived at this property.
