Should I use a service to collect the payments and monitor for non payments?

The land has to be zoned RV to collect lot rent

Is there a low fee or no fee online rent collection ACH out there that anyone can recommended?

We are seeking an experienced opinion on the following stipulations: The broker will collect and be paid a 10% management fee, all late fees, a lease renewal fee of $50, a $25 fee for all vacant units, 3% fee on any maintenance jobs over 3K.

How do a lot of you set up your rent collection process?

 We are late to the game in automating our lease signing and rent collection procedures.

@Bobby Walters The Chattanooga Housing Authority (CHA) website has a very nice collection of documents that are publicly accessible, including an Excel spreadsheet showing the Small Area Fair Marker Rent (SAFMR) by zip code.

Otherwise if you file for Rent and they pay, the judge will probably let them stay.. so you'd be back to square one.Give them another notice saying your filing for eviction action if they aren't out in XXX hours. and you'll be by that day to collect the keys at noon.. 

We have been collecting info from Zillow (one at a time, YUCK)  But its giving us an idea and we can then play with the numbers in Excel.
