If their lack of credit really bothers you, charge the maximum security deposit your state allows, or ask for a cosigner who will go on the lease - I've done the latter before and it worked out great.

The problem with NYC is that the lower priced properties tend to be co-ops which create many challenges for an investor.

But he came up with enough money for 50 gallons , he paid me in cash and I called a friend of mine with a oil co and he said no problem , but I had to drive the truck since he would lose money if he paid his driver (overtime)
