Just don't have 20K to get me over this hump.I am almost there, I can see the light but it gets further away when I think I am close.

While the interest rate and origination charges are higher, I am finding the narrower spread and lack of the pre-payment penalty makes the finance charges close to a wash between bank and alt. lender today.

Initiation of these loans can also take a bit longer than normal, which could hurt your chances of closing if the seller grows impatient.

I have good credit (730+) and solid income.I am currently lined up for a conventional loan with ~15% down, 6.5% rate, and low closing costs but this would use up most of my liquid cash (minus emergency fund).

So Ive ran about 40 properties so far maybe more and this is the first one where the numbers are looking DRAMATICALLY better than anything else . especially the top tier class a duplex in the same neighborhood. the cash to close is really skewing the returns.. anyways , what do you guys think?
