No timeframe of when property will be potentially generating cash flow again.  

The market ebbs and flows. 2023 was a rough year for property values and 2024 looks like it could be just as bad.

@Matt LopezNot an economist but smaller banks will be in a lot of trouble, banks will also tighten lending standards making it harder for people and businesses to get loans which typically leads to higher unemployment due to cash flow issuesThis will then lead to softening in housing.

Positive cashing flowing since Month 1-2, ideally more than the 1% rule?

California for example taxes, HOA's, Sale prices all seem to eat any cash flow right out of the gate.

These are difficult to make good cash flow with any business model.

Then I take that $75k left over and buy a $300k property with it the provides me cash flow and in five years may be worth $330k and the car would still be worth $15k.Thats why.
