The origination fees are in line with what you see at lower ratios and depending on the size of the loan, can go down to about 1.5%, but if you are using higher leverage, they can also creep up higher than the range you are seeing.

I think I am near by but the nomenclator east humboldt park can be misleading depending on whether you are talking about the actual park or neighborhood.I am at Armitage & Western and have a similar 2/1, I actually pivoted to airbnb during covid because I had to drop the rent so low ($1450) that I refused to do a LTR at that rent.

I'd assume the hard part might be getting the HOA to sign off on that type of renovation...I could see this working in Chicago, but may depend on the neighborhood.

@Alexandra BeardIf you run your business legitimately the Chances of an audit are most likely very low.Whether you need a LLC you should review with your attorney as it will also depend on how you are wholesaling and what processes you are using.
