Doing vinyl downstairs was expensive, and it would be too much to install vinyl upstairs too so that leaves laminate as the only other choice I don't r-carpet it.

I recommend driving the area on a Saturday or Sunday when everyone's home or out walking about and find areas with homes that show outward signs of pride of ownership, then drive your choice neighborhoods at night to see what kind of people are out.

Brian- one word of caution- one of the biggest mistakes made during a 1031 exchange is making a poor purchase choice because of tight time frames and the need to "beat the clock"  Don't let the 1031 tail wag the dog.
