As far as I know, you're required to carry homeowners insurance when you have a personal residence.If I, as an investor, acquire a property subject to owner's existing financing, what about their homeowner's insurance?

Otherwise, the non-judicial power of sale foreclosure is carried out as follows: A notice of sale must be: 1) recorded in the county where the property is located at least fourteen (14) days prior to the sale; 2) mailed by certified, return receipt requested, to the borrower at least twenty (20) days before the sale; 3) posted on the property itself at least twenty (20) days before the sale; and 4) posted in one (1) public place in the county where the property is to be sold.

But, you'd by golly better have sent that accounting.You are supposed to give a walk-through in California, but all you have to do is say that the tenant refused to meet with you and elected to leave the keys and not be there (since that is what actually happened.).Many tenants threaten small claims, few carry through.

Asking price2 and 3 are really meaningless to lenders from my experience so they should probably carry equal weighting, but asking price is completely meaningless to all parties…including lenders.
