This has to be structured correctly and comes with complications: When using a controlled entity to get capital treatment on land: it is important that the sales price reflect the property's actual FMV at the time of sale. the formalities of a sale must be observed.If the sale involves a note(Which it normally would as New controlled corp lacks cash), regular and timely payments on the note should be made, and repayment should be based on the value of the underlying property rather than the success of the land development.

The other option is to modify your offer.If the deal is otherwise good and you're not financing with a USDA / FHA / VA loan (which would fail due to condition), ask your lender whether your loan would pass with the house in it's current condition.If it won't, consider an FHA 203K construction loan.If it will, reduce your offer to reflect the repairs that are needed.Otherwise, as @Jay Hinrichs says, NEXT!
