The 70% rule is NOT a rule, but a guideline for a "back of the napkin" calculation.

@Christopher Munn,You probably already know this but, in my opinion and my experience, your best bet for those plays is off-market deals. 

That takes it out of traditional Transactional Funding guidelines -- both closing the same day with the same title & escrow -- but it CAN be done if you are working with an experienced Funder and Escrow Agent.

I’ve read there are only 12 reasons I can evict under RSO guidelines and I don’t think he falls into any of the reasons.

But much like @Sarah Ziehr, we have a process and a strict set of guidelines that we use without mercy.  

I bet that's more than 300k in summer but we will see.

I bet you the original PSA  language and the buyer’s follow up low appraisal notice formally terminated the deal whether or not they expressly stated so when filling it out and the agents are duking it out trying to keep the deal alive.

Once you do that, you will qualify for the next purchase (if you so choose to do 20% down) AND as long as your combined DTI does not exceed guideline thresholds.
