However as part of the condo association, if there are issues that aren't addressed or don't have a plan to be addressed, then the individual unit owners are on the hook.  

As for tips search Bigger Pockets Members list and look for members in your area who have information associated with their names pertaining to what you are seeking; also start another thread stating that you are looking for investors to partner with (JV/ Joint Venture).Bigger Pockets has various resources: ebooks, blogs, forums, podcasts, webinars, colleagues, keyword alerts, an awards system, a learn section, informative people in many fields of real estate, and more.Brandon Turner mentions we are considered to be the average of the 5 people we spend the most time with so connect with REIA meetings, accountability partners, and mastermind groups to engage with individuals interested in real estate investing. 

If your concern is that the tenants will know who you are, consider the cost of property management vs. the fees associated w/ registering and maintaining an LLC or DBA.

So, do i need to evaluate this as a residential rental or as a commercial property with its associated cap rate?

My lease is the standard texas apartment association lease.

This means that if you want to Airbnb your place, you'd have to buy a place that has an associated license.

I’ve always been an entrepreneur and can put up with the incredible discomfort that it comes with because I love to build things and create opportunities.At the same time it wouldn’t hurt to go to a community college and get an associates for a very affordable education that would leave you options in the future and work in a brokerage while in college.
