You need to make rent close to the fair market rent for the property, the rest or overage can go toward the option.To level the deal, if needed, give credits to the buyer of up to 3% of the sale price in the closing costs normally paid by the buyer.Interest rates are irrelevant on the seller's side the buyer is not assuming the loan.Don't attempt to wrap the mortgage as a subject-to deal as this is a lease and an option, you can look at principal reductions and apply that to the option, but again, you will then be accepting payments on the option and that is seller financing.

My biggest worry with a Section 8 housemate is that the individuals reason for needing assistance would be something that would make them a challenging neighbor, and you are not allowed to ask if a prospective tenant has a mental illness.

I'm aware that other brokers make similar deals, so you need to check on recourse agreements to ensure a broker can buy back a note, I'd say PPR can simply because I've not heard a bad word about them or Dave, my comment is more to the practice of substation of notes as well as notes with agreements for the substitution of collateral; collateral should never be substituted without consent on an investor or holder.I'm pretty sure Dave or PPR will assist in securing collateral, that may not mean they cover the costs of a trustee or sale, don't know, but I've not heard of no risk investing in notes. :)
