@John HuynhHey John, assuming you’re going to live in the property, there’s the fha loan like you mentioned but it is very difficult for you to get approval on a 3-4 unit due to the self-sufficiency test.

Additionally, a mortgage broker I worked with previously suggested that before applying for a mortgage that I try to not have any other outstanding loans since the loan to debt ratio would hurt my chances of being approved for a larger amount, is there any accuracy to this?

Contractor was on the hook for a daily charge if not complete by 5 months, but the city dragged on approving some of the plans for 7 months.

As long as you have the funds and are approved to the total, then it shouldn't be a problem.

Normally everyone (buyer's agent, listing agent, buyer, seller) has an opportunity to review and approve the closing statement before the buyer and seller sign it.
