The problem I have with them is they refuse to fill out an application and they are refusing to sign my lease. 

I am responsible for only the interrior which has all new applicances and is fully repaired.

The realtors info provided to me was "annual expenses on the property are 6870 dollars which includes grass cutting, snow removal, gas, water, electric, trash removal, septic maintenence, applicance updates, lighting, painting, repairs, etc.

Banks need to see stable income to support this ambition and then have confidence in the applicants business plan and ability to repay.

I was in a simular rut and looked on the title application our MLS has connected to it.  

3) INCOME REQUIREMENT: I have two applicants who have extremely good credit scores (800+) and all the references check out, etc.

I have an application called home snap that works well, and gives you info about the home.This may just be with my county assessor, but they provide aerial shots that allow you to select buildings and or plots of land.

They are both useful in various applications.

I must point out that this was a VA loan and I am and eligible VA loan applicant.

I don't plan on doing more single-family so that's just fine with me as it isn't really prefab's best application.
