You need to audit the place, verify inventories sold through the place.Liquor licenses are held by the business owner, not the building owner but might be both, but pretty sure the names of owners are run through background checks and an application process, you don't automatically buy a license.Seller financing is very common for bars as such business are harder to finance, along with privately name type resturants, non-franchised stores.

This will help the landlord in proving damages to the property later on.13) surveillance camera - for multi family homes or large properties, the tenant should acknowledge on the lease agreement that he is fully aware that the ppty's common areas is under camera surveillance and will not consider this as invasion of privacy.14) proof of funds - this will not be on the lease agreement, but I would ask for proof of funds to be submitted along with the application form.

Hopefully in exchange for networking and learning.Got preapproval from one lender, finished application with another.Had 2 agents set me up on automatic email alerts for plexes, foreclosures, etc.Listened to podcast 29 and others and got inspired to check out peer to peer lending.Placed CL ads for my websiteReceived a book on inspecting homes and cruised halfway through the book.Followed the local newspaper on the growth of the F/M areaSaw one duplex with Realtor, haven't put in offer...Dang... that felt good.

Oh my, very good tips, but as to recording phone calls and taking them to court, better check applicable laws as to notice of recordings, unless you have 3 or more on a conversation, privacy is assumed.I've used recordings and gave notice that is not so obvious but meets the legal requirement, by saying such things as;"You know George, I'm not discussing this issue with you privately at this time"....Or "You know that under the circumstances anything you tell me is public knowledge as I may have to repeat any part of this"I doubt a landlord can justify saying it's recorded for training purposes LOL.Otherwise, not only will your recording be tossed out, you may get nailed for wiretapping!

Low end people are less selective and live in the best priced areas.If you fix a property above the area you can be a lot more selective and you will notice your applications to showing ratios go up.
