The owner of the property, an LLC, is registered at the property address so it appears that the owner may have financed the property to a buyer and then ultimately foreclosed on it himself. 

If roughly equal, then think like a tenant -- consider things like parking, heating/AC sources and equivalent cost to heat/cool, noise (eg are the units side by side or above/below, busy roads etc), W/D hookups, how the unit "feels" (a sunny bright open unit will feel bigger than dark one), distance to attractions/bus lines/work/school/whatever.. 

The Attorney was notified of the skipped tenant and waived his fees as he didn’t have to appear in court.

Doesn't appear to be much appreciation in the area though this is the nicer area as per my realtor.

It appears that real estate of hosting cities that have a lower price point (around 300k and lower) get a nice boost because of the Super Bowl.

From what I gathered based on my limited research though it appears they do not have major experience on the ground in all of the markets they are operating in. 

All windows are in great condition, roof and mechanicals appear to be fairly new and in good condition.  

If the tenant has only been there 2 months and its clogged so dirty that it froze the AC, then something isn't right...... the house/tenant would have to be filthy to do that.You had a Home Warranty company do the work ..... be careful with their diagnosis....those technician are often morons and will do just about anything to not really figure out the issue or really fix it....they do the minimum to appear like they fixed it and move on.....only to have the issue remain and you call them again in 31 days....1 day after the last "fix" warranty is up and you get to pay again.

Wouldn't it just appear as if you have a guest?
