Honestly, I'm trying to work on a pathway for some kids who are aging out of their orphanage to find affordable housing so they can get started on their own.

Savings rate the next 16 months is tough because of two preschool age children but once one is in school and that 2nd income kicks back in, the 5-10k/yr will be happening.

Real estate has been good to me all these years but yes there is much more to life than worrying about cash flow and rentals tenants and stuff.. keep your perspective.We live in the Jet age for 750 bucks you can be around the world in 15 to 16 hours.. all these people that get so focused on being retired or living on their rentals AS soon as they can to me they miss many of the pleasures of a rounded life.. hopefully if they do achieve their dreams they will stop and smell the roses.I had one guy on BP write me a private message one time and said I post to much and I just not have a life.my reply well maybe so from his perspective but in the last year I have been to  Isreal  Thailand Hawaii 2 times London  British Columbia to fly fish and about 12 other locations in the US ( those are primarily business) so don't let the peanut Gallery here on BP bug you !!! 

Best of luck I try to see the potential in things but my first thought would be why in this age of property rush in TX, would it sit for 3 years....how many other investors passed this up?

It has a steady growth rate, median income is very solid for a city in FL, median age is 34, and not to mention a university (UCF) that enrolls about 70,000 students a year and one of the largest state colleges in the US, Valencia that enrolls another 68,000 students. 

I know in NJ, once foster kids reach a certain age, instead of looking for housing they will try to help them transition to adulthood by giving them monthly stipends and having them live in a house with a govt employee who helps them  and teaches them.

The full suite of checks run with the platform I'm using include:Job history, rental history, income verification, credit score, adverse items, credit history, nationwide criminal check, terror list, sex offender list, evictions.However, one of the tenant candidates that's interested in my property is a physician who contracts with a medical company. 

There are cars in the driveway that haven’t moved in ages.

I told my two sons (both high school age 15, 17) that when they had enough $ for closing costs we'd find them a rental home. 

At 39 years of age I do not want drama.
