They're pretty much forcing you to accept whoever applies.  

@Curt Smith when you said “increase your net cash flow when you offer and finance” do you mean increasing it by purchasing properties for a lesser amount (assuming they accepted my low offer) or look for properties that would meet the 1.6/1.7 DSCR?

I’ve put in multiple offers at once but always with the intent that I would buy every property that accepted my offer without a counter.

We were still within the bounds of an offer but before acceptance on both sides.

Got in touch with the agents by lowballing offering and they came in with a counter that I accepted!

It's also best practice, in my opinion, to make the 'base' purchase price offer a reasonably high amount that should be acceptable as is, rather than low balling and having a huge range for escalation.
