@Curt Smith when you said “increase your net cash flow when you offer and finance” do you mean increasing it by purchasing properties for a lesser amount (assuming they accepted my low offer) or look for properties that would meet the 1.6/1.7 DSCR?

It's also best practice, in my opinion, to make the 'base' purchase price offer a reasonably high amount that should be acceptable as is, rather than low balling and having a huge range for escalation.
