With SFH's and all the up-zoning happening in Seattle you may be able to build additional units on your lot as prices continue to rise and the ROI for those kind of activities increases.Condo's, as lower priced assets, tend to be more volatile - they'll get hit harder during recessions and often rise higher during booms.

I need pro's advice if I need to stay in the West Loop area even though I pay premium looking for appreciation due to land value or need to consider further west side (west town) waiting for booming the area like the West Loop in the future.

I have studied all about investing as I am looking for a bit less active income (the appraisal business is booming), and am looking to do a fix and flip with hard money to help finance my first flip.

We have a lease on undeveloped land in the Cary area, signed when it was booming in 2005, and the owner wants to increase the lease renewal fee, although as best I can tell doing research from here in CA, land values in the area have decreased, outside the city limits.Anyone familiar with development in the area?
