With the VA loan, you can buy up to a 4 plex with 0% down as long as you intend to live in one of the units as your primary residence.

As an example, I lend in Alabama, Ohio, South Carolina and Virginia.#2 - Expertise/Experience/Business Model - I prefer a lender to bring more to the relationship than just money.

Has anyone ever purchased a VA owned property/foreclosure?

Is it legal in Virginia, for the seller to pay me a "Consultation Fee" or a "Marketing Fee" of say $1,000 for my time, or some other "Fee" for me to remove my contract and allow him to proceed with the sale with the other buyer.

VA loan How did you add value to the deal?

I was medically separated from the military after 9 years, and I got a severance check of 66k, and 90% VA disability which total to 1800$ a month.
