@Ryan Ahlgrim I don't know any reason to list it as For Sale but I would check the bottom of the ad and see what is listed as the source.

It's a legal 4 units, I re-zoned and I built a the new unit in the place of the old commercial space.The problem with the refinance seems to be the same from different sources, I'm in the "no man's land" zone with the 4 unit.

Hi Gus - thanks for the post and the link, I'll check that out.I always look at capital as another piece of the expense pie and weigh out the cost of any and all sources of capital vs the cost of the deal, the management (to hire it), sales costs etc.In my 22 years in real estate, I have never seen this much capital playing the game, it's everywhere.
