The 8-10% yearly figure was meant for Cash on Cash. 10 % return coupled with value appreciation would be similar to stock market returns and probably a slightly safer bet too.

@Bonnie Low yeah, GE is especially bad I ordered a cooktop from Lowe's earlier this year and it took like a month and a half to finally arrive, it was a nightmare, find something in stock somewhere if you can.
