Easy to navigate and great at scaling. 

I own my current home outright, and was hoping to find someone in the area that could offer some guidance in navigating the financing of deal, hopefully using a HELOC.

How well they operate, how good they are at communication, how long they've been in business and successful at navigating issues (there are always going to be issues and complaints so its important to know how they deal with customers), these are the most important factors of whether you will make money and enjoy your passive investment experience.   

Navigating repair costs can be tricky, especially for a property you don't own yet.
