There was never any intention on going around the agents involved in the transaction which is what you seem to be implying.I'm not contacting anyone 3 years after the transaction closed and everyone was satisfied with the deal.

They are actually very simple (about a 3 page document), just have an attorney draft the maintenance agreement as you and the neighbor sharing 50/50 responsibility and cost of the upkeep and that will satisfy the VA requirement.

I assume both players have access to favorable debt, but if someone can purchase at a 5 cap, and finance the majority of the purchase with long term debt between 3-4%, the equity yields are actually reasonable and should grow (even modestly) over time.I am not sure if this answers the question, but I think what both groups are doing probably makes a ton of sense in satisfying the goals of their investors.
