I'm in the Nashville area and I'm always interested in talking to new or potential investors in the area about their strategy. 

I've started studying different strategies, started reading some books, joined my local REIA , and met a few people in the process.

I started taking an active interest in learning to evaluate ROI and cash flow, and creating my own exotic spreadsheets and algorithms laying out my own personal strategies. 

Even then it would probably still not be wise to move forward if the park has a policy for no rentals.Another strategy may be to talk directly with the park manager or owner to mention that you will pay an extra $100+ per month for the ability to rent out the mobile homes for a while.

@Tyler BeardWelcome to BP...You have a lot going on in there.If I understand correctly, you want to flip this home.And you want an exit strategy in case you can't sell it.You should concentrate on one thing at a time.
