Hello BP community,I'm in the process of setting up a partnership with another real estate investor.

How did you structure your partnership?

Guidance, direction, networking,....partnership in some way.

There is almost no way to do it in NJ right now because the market is so hot and flush with cash buyers, so absent a relationship or partnership with cash of verified funds, you need money to invest in Northern NJ now.

I’d like to also meet/find other like-minded people in the area for potential partnerships. 

It seems if we simply document that the private money lender is bringing a service to the partnership other than the money (keeping the books on a quarterly basis for example) we avoid the need for SEC involvement.

I'm definitely interested in any options, partnerships, etc....
