Instead of trying to communicate with the owner through their tenant, why not just get the phone number and address of the owner from the tenant and contact them yourself?

I recently finished "Building Wealth One House At A Time " and have previously read other success books such as "Rich Dad Poor Dad", "The Magic of Thinking Big", and others which titles have escaped my memory.

I'm not rich but I make decent money and also have good credit.

if not go out and get you one and then make sure you stay on top of the little stuff- schedules and contractors- that's the stuff that will eat your lunchdon't waste your money on insider news- get yourself a project for you first- then try something bigger- a flip- see if this is something you want to do- its not all about the money you got to like it or you will never make it- like any other job either you love it and stay or you hate it and walkit will definitely show up I know people that thought they were going to get rich doing real estate and they live with their in-lawsmake a plan and ask yourself some serious questions before you jump inenjoy

Just beware as you search for said mentor that you don't get sucked in my any get rich quick gurus flashing their Lamborghini to seduce you in some video.

I love rich dad poor dad book but I'm not to crazy about their seminars $$$.. 

I developed an interest in real estate investing after listening to the Rich dad Poor dad audio book, but it wasn't until the birth of my son that I started to get truly passionate about real estate investing!

Hi @David Zheng,People want the get rich quick formula, and from an outsiders perspective--you have it!    

You'll have to be able to differentiate between an emergency (roof coming off, front door smashed in and unlockable, no heat during winter, pipe burst and water leaking/pouring in the unit, etc) and what's something that can be added to a maintenance list and handled in one visit so the tenant knows how you'll take care of their problems.Doing the above involves setting standards for proper communication with you.
