Hi @Russell Brazil I work with one of the top national Agents in ReMax in Rockville who would completely disagree with that assertion.

I still look around Charlotte, but think I will focus at first in the outer cities (Cary, Wadesboro, etc.) as the deals have a higher capex and less capital up front. 

Through the listing agent, we've at least been able to explain the benefits of seller financing to him in terms of no immediate capital gains taxes, a steady stream of income for 10 years plus the balloon payment at year 10, netting him over $58k in interest.

I am now thinking about selling one of the 8 and Im not sure how to allocate the capital gain deferred from the exchange to the one house I am selling.  

He'll avoid a capital gains hit and get steady income for his first ten years into retirement (he was going to just stick the lump sum in savings or a CD), so I knew this would be appealing, even at a fairly low rate.Keeping my fingers crossed.

He is a dye in the wool free market capitalism guy.Fair trade is not going to start a trade war. 

There were a decent amount of costs incurred in FY17, but I'm not sure if these costs are capitalized into the property and then offset the gain upon sale or expense as incurred.

What bothers me about bigger pockets is a lot of people like myself are starting out in this game to build capital.

I have a few goals as of now, and I wanted to start off with wholesaling because of the lack of credit and capital.
