I still look around Charlotte, but think I will focus at first in the outer cities (Cary, Wadesboro, etc.) as the deals have a higher capex and less capital up front.

Through the listing agent, we've at least been able to explain the benefits of seller financing to him in terms of no immediate capital gains taxes, a steady stream of income for 10 years plus the balloon payment at year 10, netting him over $58k in interest.

There were a decent amount of costs incurred in FY17, but I'm not sure if these costs are capitalized into the property and then offset the gain upon sale or expense as incurred.
