I've heard mixed opinions. 

My street is a mix of townhomes on one side with parking spots in front and single garage townhomes on the other side of the street.  

I was just informed that the insurance for one duplex (with an outside stairway to the upper) will cost as much as two other mixed residential/commercial properties combined.  

They get debt at 4.5% and a property at 7.5 cap which I know is doable for a retail center in the market.Investor 2Makes 100k a yearWants cap rates of 3 years ago 9 caps ( unrealistic )Liquidity of 400kNet worth 1 millionWants to buy a retail center at 1,500,000 ( quality will not be there in this price range for tenant mix and location).Wants to put down 10% and have a seller second of 15%.

Hi all, I am purchasing a vacant lot with plans to build a 10-12 unit mixed use building later this year.

you will want to really get a good feel for the other owners willingness to sell.you can definitely turn things around but its EXPENSIVE you need to kick riff raff out.. turn units and take time to get the right tenant mix in.. this equal's negative cash flow And there should be some really big up side on the other end Not just positive cash flow.I just did this on a MHP I bought last year.... 20 spaces  house and apartment..

I'm just wondering how they are treated and tracked once they are mixed in a self-directed IRA.

I have had mixed rulings but nothing I did not expect.

I will try to be as in depth as possible.Property is zoned for mix use of heavy commercial/residential.

Looking to see if anyone has ever built a mixed use building in a city/town.
