If it is for medical reasons that could be tough.

I also have some medical issues so I do my own landscaping - it's a form of physical therapy for me and my tenants like the new flowers that sporadically show up.  

I'm not a human doctor but I am a veterinarian, so I have a pretty good knowledge of the medical field and parasite issues :)The tenant should be examined by their own doctor......

However, like someone else pointed out, great tenants can certainly come across large unexpected financial issues....like a medical bill or some other act of God that they aren't monetarily prepared for.

I grew up on the south side of Indianapolis, lived in Orlando, New Haven, CT and now am living in Shanghai China working in the Medical Device Industry in Operations.  

They probably know how bad it is.Its not uncommon to see millenials who have participated in medical or legal professionals leave school with 150-500k in student loans.

No one touches the emergency fund, unless it's car trouble, medical emergency, or someone needs lunch money (look...I like eating out when I am at work LOL).

The Liberty Mutual RCV policy, which I most likely will be choosing, has the following included:-Standard Coverage with Home Protector Plus;-Dwelling with Extended Replacement Cost;-Other Structure on Insured Location;-Personal Property with Replacement Cost;-Loss of Use;-Personal Liability;-Medical Payments;However, it doesn't specify as to which perils I am covered, but it does say under 'additional coverages' - Ordinance or Law 10% and Water Backup.Thanks for your input,Konrad
