I can take payment from (almost) any party who isn't adverse to the client, with the understanding that the client is ultimately responsible.

In addition to the fee of 1 months rent the are also responsible for the rent for the rent for the rest of the term of the lease or until another acceptable tenant is procuredI would send an email referencing the paragraph in the lease agreement as it would be better for them to just pay for the 6 weeksIf I was comfortable that the property could be rented within a month and they were otherwise good tenants, I would agree to terminate for a fee of 1 months rent

They will be responsible for all the repairs, taxes & homeowners insurance.

That is very, very low if your tenants are injured and they are holding you responsible for their health costs.Minimum of $1M for liability, $2M if you can afford the cost.
