I just want to make sure I'm reputable and keep them coming back to me for a good inventory of properties for them.  

It takes time, costs a lot of money (both state dependent but I'm speaking in general terms), and isn't the best for their inventory.

Our 2-4 unit inventory in April was worse than our worst December in the past 10 years, and May and June got even worse.  

Whistler is unique with several different types of restrictive covenants and is currently experiencing record high sales with record low inventory right now.Happy to answer any questions and I'm sure I'll have some of my own.Thanks,Peter

My experience so far is that there is not a ton of inventory (9 currently listed) and when I submit offers either the banks are not answering or they are only coming off their asking price by a max of $2000.

If they plan to buy and sell the asset quickly it would be considered inventory, and will not qualify for a Section 1031 exchange.  

@Bradley Scruggs in general, there's not very much multi-family (1-4 unit) inventory available in the Arlington/East Arlington area.  

I met with a local property management company owner a few weeks ago that is trying to liquidate some of his inventory.

@Peter Schuyler good job my first deal wasn't  supper either but lead to connections that produced good deals before prices went up and inventory's dropped off.
