Was hoping more would chime in.

Hopefully on Monday my insurance agent can/is willing to reverse the block with whatever I need to sign.

@Brian Berry - How does this work @ Tax time?

I suspect as long as you give at least 30 days notice you can raise rent or evict for any reason or no reason at all.My hope is that the tenant is happy to have saved $ all these years being below market and that the tenant will continue with you at a market rate. 

Also I only hope to purchase 1 new property a year so I assume those situations wont pop up too often.Thanks for the quick reply!

Though it's hard to deny the fact that Roth Ira's are 100% tax free after 69.5.

Hoping to achieve 8.5% - 9.5% once stabilized.

I didn’t want to deal with them and hoped they would go away having damaged the gutter and created smoke odors in garage.
