Once you start running the math on flippers and capital gain, it's amazing on how many more you'd have to do successful in that 10 years versus simply amassing a portfolio of rentals that pay you to live.As others have stated, I would certainly buy several properties to take the stress off any one investment, but since you have that amount of cash also wouldn't focus too much on only 20% down.

At the end of each year I would simply keep the property and buy a new one as primary residence.As for the area, I really cannot live in anywhere cold, so somewhere in sunbelt or near sunbelt would be nice.
