This all-in-one is not a bad play, it just opens up a lot of different directions, I'm not surprised you're having a hard time deciding on a loan program.i think personally, i would go with a standard fannie/ freddie (if you can swing it) to get the lowest rates, and no "risky features" like rate adjustments, balloons, or prepayment penalties. do the value-add with your own capital a little at a time, and use the rental-side to subsidize your housing costs.

It's generally almost always worth it to improve your properties with nice finishes in these types of areas for two main reasons:1) You will actually be able to charge more for higher end finishes and features.
