List the location, place plenty of professional pictures, the rent, features (A/C, new appliances, etc) and describe glowingly why someone should live there.

Is it worth the added money for the cosmetic features?

Are you looking for particular features or functionality, or do you truly just need a form-driven online database?

Someone needs to justify the sales price to the appraiser by talking up the pluses to the house, telling the appraiser what comps to use, how to value different features on properties.  

You need to properly identify the comps, and understand the values that appraisers in the area assign to certain features so that you pick the proper comps.

I heard someone on the podcast talk about adding touches like the stainless into rentals that would not normally have that kind of feature.

But I think that if you plan on really growing your investing career, that being a Realtor can really save you on commission costs and access to the MLS is a very great feature.
